With over 60 years’ experience between us, we use our personal experience to help you with your property, whether that be as a buyer, seller, landlord or tenant. All properties are different, as are all people so at TG Sales & Lettings we pride ourselves on listening to our clients to find out how we can best help them, with the tools and services we have at our disposal. We look to tailor each transaction to suit your individual needs.
Valuation / Appraisal
We offer a FREE property appraisal service which is where we will provide an accurate value of your property. Our property expert will visit you at your home to conduct the appraisal whether it be for sales or letting. All of our marketing prices will be based upon our knowledge of the local area and comparable evidence which we will ensure is current and includes up to date information. Upon instructing us, the same property expert will revisit you to complete the property details, and take photographs to show the property at its true potential, at a time to suit you.
Marketing
Our marketing strategy is tailored around you, the client. Marketing of your property will include the installation of a high profile ‘For Sale or To Let’ board to attract maximum attention. The preparation of a quality colour sales brochure and the display of your property in our prime located offices, along with inclusion onto our website, Right Move, Zoopla and Prime Location will ensure your property receives maximum exposure to interested customers.
Viewings
We accompany every viewing.
At TG Sales & Lettings we accompany 100% of our viewings. The viewing is a crucial stage of the selling/letting process and gives us a chance to sell the features and benefits that your property boasts along with selling the area in which your property is situated. The viewing also gives us the opportunity to gain initial feedback and of course the chance to secure you an offer.
Offers & Sales Progression
When it comes to offers, we are always looking to achieve you the best possible price, whether that be in Sales or Lettings. Our role doesn’t stop at achieving you an acceptable offer.
Sales
Once an offer has been accepted we will make the agreed progression calls to keep you fully updated on the progress of the sale, including surveys and other important milestones. We will maintain our involvement right up to completion stage where we will hand the keys over to the new vendor and welcome them into their new home.
Lettings
We will carry out all the necessary checks and referencing for the proposed tenants and set up all that you need including the rental agreement, property inventory and ensure the deposit is logged as per the latest regulations. We will then, if required, manage the property for the duration of the tenancy period providing you with total peace of mind.
